A 1947 traditional brick does not usually get a living room like this: windows on three of four walls; Private yet vast territorial views and peek-a-boo views of the Sound; Coved ceilings and picture rails running unbroken through the entry and around to the large dining room. With all the views comes all the light and a rare sense of both spaciousness and privacy inside and out. The house sits on a high corner lot well above the sidewalk, private from the street. Guests are greeted with curb appeal on the front approach, while your daily return home is an easy flat approach from the detached two-car garage and three-car driveway. The kitchen is a masterpiece with an oversized AGA induction range as a centerpiece surrounded by massive custom storage and decorated with handcrafted tile. Bedrooms come in pairs: two and a bath up, two and a bath on the main, so either floor serves as the primary with its secondary beside it. Both levels' baths were remodeled with timeless class. Below, the walkout daylight basement runs the full footprint: theater room, rec room, gym space, a powder room between them, and a laundry and storage room with its own door to the yard. Outside, fully fenced and just like the inside, a rare feeling of privacy and spaciousness: Three patios, a garden, and maintenance-free landscaping on every exposure. And the location? Fantastic. Three groceries, five parks, arterials to anywhere for convenient, private, spacious living.

From the Sellers
Dear Buyers,
Over the years, we enjoyed every minute of life in the home and thoughtfully invested in it. We completed a custom kitchen renovation and reimagined the backyard. Every improvement was made to make everyday life a little better. We designed the kitchen around how we actually live, cook, and gather. We added the back deck to make entertaining feel effortless. In the last five years, we've invested more than $220,000 in improvements because we planned to stay - and wanted every space to be enjoyed.
What we'll miss most, though, is opening the kitchen window on spring mornings and catching the salt air drifting in from the Sound. Coffee on the front porch, movie nights by the basement fireplace, neighborhood walks to Golden Gardens or Sunset Hill, and having some of Seattle's best bakeries, cafés, and restaurants just a short stroll away. Most of all, we'll miss the neighbors - a community that truly looks out for one another.
We hope this home brings you as much joy as it has brought us. We cared for it, improved it year after year, and filled it with wonderful memories. Now it's ready for its next chapter, and we hope you'll love living here as much as we have.
All our best,
Emily & Joe
Things you can only know if you have lived in the home:
Open the kitchen window on most mornings spring through fall and you can smell the salt peeling off the sound and occasionally hear the sea lions bark.
The neighborhood across the street (Olympic Manor) goes 10/10 wild during Christmas, the whole neighborhood is a frenzy of decorations and holiday cheer. We usually walk there every day. It makes the dark Seattle winter so much more bright.
Our neighbors…There are few blocks of neighbors that could not possibly be kinder. There are block party get-togethers, and genuine care and help. If you need someone or something, they have your back.
The Pea Patch! Check it out on 25th. Every year they have ‘Art in the Garden’, and it is quite an impressive community garden.
Playgrounds? You can walk to three (North Beach, Loyal Heights, and Soundview) in about ten minutes. Lots of others that are around 20 minutes walking (or a super short car drive).
You feel close enough to Ballard to use it as your primary ‘big hood’ for any commerce you can possibly need...far enough away to be out of the thick of it. Check out the Ballard farmers market on Sunday (rain or shine), and have a picnic at the locks on your way home.
Great schools!

From the Sellers: 10 Things We’ll Miss
(From the people who have loved living at 8557 24th Ave NW.)
1. The kitchen. If you're reading this, you're probably standing in it. We remodeled the kitchen in 2023 and designed it around how we actually live. One of us loves to cook, and the Aga Elise induction stove and oven has made everything from quick weeknight dinners to holiday meals. The pot filler is one of those things you never think you need until you have it. The handmade Moroccan zellige tile catches the light beautifully throughout the day. The other one of us loves a clean kitchen. We wanted long stretches of uninterrupted countertop that wiped down in minutes, without lots of corners collecting crumbs. Every appliance has a home in the appliance pantry (complete with outlets), so the things you use every day stay close, but out of sight. (Psst: check out the beverage station in the Bespoke fridge). In this project, we also added our back deck for dining, playing, and grilling. This is a convenient way to extend the feel of the kitchen.
2. The backyard. Every change we made out here was about making it easier to enjoy with less maintenance. In 2024 we fully remodeled the backyard: added pavers, leveled the yard, built raised beds, and installed a new wraparound cedar fence. It gives you plenty of room to entertain, garden, play, or simply sit outside without feeling like the yard is another project waiting for you. The fence we installed is stained, and sealed, and makes a perfect privacy fence.
3. Entertaining is easy here. The house seems to know how to host people. Friends gather in the kitchen, while someone cooks, kids run in and out of the backyard, dinner moves onto the deck, people meander onto the porch, and somehow everyone stays longer than they planned. It's one of our favorite things about this house.
4. The light. The natural light is something we'll genuinely miss. The large windows fill the living room, dining room, kitchen, and bedrooms throughout the day. On the days you want a little more privacy, the custom blinds are top down/bottom up so you can keep the natural light.
5. The front porch. We've spent countless mornings with coffee and evenings with a glass of wine here. It's a wonderful place to listen to the neighborhood, watch the garden grow, and simply slow down for a little while.
6. The basement. Our remodeled basement became whatever we needed it to be. The rec room has hosted ping pong tournaments, birthday parties, and movie nights. The theater room, with its fireplace, is one of the coziest places in the house. And we use the gym almost every day. (Quick tip: throw a load of laundry in before your workout, switch it halfway through, and you'll feel remarkably accomplished.)
7. Storage. It's not glamorous, but you'll appreciate it. Three storage spaces downstairs, generous storage upstairs, and room for all the things that somehow accumulate over the years.
8. Things you only know if you live here. Open the kitchen window on most mornings from spring through fall and you'll smell the cool salt air drifting off the Sound. Every so often, you'll hear a boat passing by. It's one of those little surprises that never stopped making us smile.
9. The neighborhood. Our neighbors are truly special. There are block parties, people who look out for one another, and a real sense of community that feels increasingly rare. Just across the street, Olympic Manor goes all out at Christmas. Walking through the neighborhood to see the lights became one of our favorite December traditions. Don't miss the Pea Patch on 25th; its annual festival is a neighborhood favorite. It’s an exceptional school district. We love being close enough to Ballard to get everything we need, yet far enough away from the hustle that it feels quiet and calm.
10. The walks. One of the best parts of living here is simply stepping outside. North Beach, Loyal Heights, and Soundview playgrounds are all about a ten-minute walk away. We often spend weekend mornings walking to Sunset Hill, stopping at Sunny Hill for lunch, and taking the long way home.
Walkable cafes and commerce: (less than 10 minute walk)
Beast and Cleaver-Organic beef sourced locally (it’s a legit butcher)
Fish market- also great little grocery finds (85th corner)
Cafe Munir– exceptional date night Lebanese
Cafe copa
Larsen’s, , Pretty much the best Danish bakery in seattle
Corner store (they have convenience, a little beer outdoor seating and a food truck most nights)
Cafe fiore- best coffee in the hood
Sunny Hill (check out the menu)
5-7-minute drive for groceries
Met Market
Safeway
QFC
PCC
Trader Joe’s (also Sephora is dangerously close)
KMart
Slightly longer walks:
Walk to Golden Gardens and avoid the parking on beautiful days!
Carkeek Park!
Sunset Hill – amazing views of the sound
We hope this home brings you as much happiness as it has brought us. We cared for it, improved it year-by-year. Now it's your turn. We hope you love it as much as we have.
